The Park Circle Lowcountry Cottage is Complete!

Yes, that’s correct.  Coastal Construction Pro’s has completed the Park Circle Lowcountry Cottage new construction project in just 12 weeks.  The Builder, Nathan Delpino, kept this summer project on schedule and was able to complete this cottage just in time for the new buyers to move in before their October deadline.  Take a look at the following slide show to see the detailed construction that put into this 1425sft 3br/2ba cottage including over 750sft in covered porches.   It doesn’t get more Lowcountry that!

Features include being located in cottage in Trendy Park Circle Neighborhood of Park Circle in North Charleston, SC.   In addition to all of the covered porches this home has 9’+ ceilings, traditional heart Pine flooring throughout, Shaker style cabinets with Granite counter-tops and whirlpool stainless steel appliance suite.   The master retreat features an oversized walk-in, closet and a his and her’s master vanity with a granite counter and a custom subway tile shower surround.   Coastal Construction Pro’s also included many green features in the this Lowcountry cottage including a tankless hot water heater, Low E windows, and a fully sealed external envelope.

Two Story Snee Farm Addition-Mt. Pleasant, SC

Delpino Custom Homes has completed another successful construction project in Charleston South Carolina!   The project consisted of a two-story addition to complement this traditional colonial style home with a re-claimed Charleston brick exterior.   From the beginning it was evident that the most challenging part of this Mt. Pleasant construction project was going to be matching the existing re-claimed bricks with the bricks that we were going to use for the addition.  After a long search and many afternoon trips that ended  up down country dirt roads in areas like Awendaw, Cainhoy, McClellanville, and even Wadmalaw Island with a pile of old brick in laying in a farm yard.  Many of the old brick piles that I ended up at were from a local demolition job that occurred long ago, eventually I was finally able to round-up more the 12,000 of these bricks that seemed to have the same color variation as the current home.   In addition to the bricks that I was able to acquire we did recycle about 2,000 bricks that we demolished off of the side of the home that the addition was being added to.    The home owner and I agreed that the best use of this lot of 2,000 bricks would be for the front of the addition to further tie in the existing look with the new look  just in case there was a slight color variation, which is very common in any lot of brick, new or used.   Take a look at the final product in the slide show below and let us know how you think the exterior matches:

The project was a two-story addition with a Mother-In-Law suite down stairs complete with a walk-in closet, full 3-piece bathroom, kitchenette, closet for stackable washer and dryer and full bedroom.  The stand up shower was complete with a frame-less glass surround, bench seat and tile from floor to ceiling.   The upstairs was an open floor plan with Oak hardwood flooring custom, lighting and is completed by the exposed brick chimney.   Downstairs the French doors lead out onto the raised cement patio that lead out onto the new brick paver patio leading you back to the driveway.  The final touch on this addition was the decision to use half-round copper gutters around the addition to help control water run off but also accent the new lines of the house.

Daniel Island Custom Pergola

Trying to find a way to beat the hot summer days in Charleston?  Check out this new Custom Pergola that we just completed in the beautiful Daniel Island neighborhood of Charleston SC.   This home is located next to the original Southern Living model home and directly across from Smythe Lake in the Smythe Park neighborhood.   The homeowners contacted me looking for a good way to beat the scorching afternoon sun and heat while maintaining the outdoor living that everyone on Daniel Island prioritizes in their daily routines.  As we discussed the goals for this project were able to work with the homeowner to create the Pergola design that met needs of  blocking the afternoon sun, while still being able to enjoy their outdoor living space.  In addition, we added an outdoor fan to help alleviate the summer heat, and custom lighting for evening and nighttime entertaining.  Take a look at the slide show to see the transformation.

Snee Farm Custom Two Story Addition

Mt Pleasant FROG Addition w/ Custom Built-ins and Window Seat

Coastal Construction Pro’s of Charleston can do it all!  Check out this newly completed FROG renovation/addition that we just completed in the spring 2012.  This custom home is located in a well known Mt Pleasant neighborhood just at the foot of the Cooper river bridge.  The home  already featured 3,500 square feet of custom living space.  However, during construction the homeowner wanted to wait to finish the FROG (Finished Room Over Garage, in SC) until they felt they had a vision for the space.  Well, check out the slide show of how we made their vision come to life-

The renovation consisted of the following

-Added all new supply and drain lines for the new bath room.

– Newly installed mini-split unit to heat and cool the room as efficiently as possible

Over the years Coastal Construction Pro’s of Charleston SC has refined the art of “The Rental Turnover Renovation.”  It is a combination of taking care of the laundry list of miscellaneous repairs that many tenants will leave when the vacate a property, and adding the necessary durable upgrades to reduce future expenses.   In most cases just some minor professional painting with these upgrades will mean the difference between getting a good tenant and one that won’t take care of your property while they are living there.
